A Practice Built on Considered Counsel
Phinit Estate exists to give individuals and families the kind of legal guidance that estate matters genuinely call for — careful, thorough, and unhurried.
Return to HomeOur Story
Phinit Estate was founded in Bangkok by legal practitioners who had spent years within larger firms handling a broad range of civil matters. Over time, each of them had developed a particular interest in the questions that estate and inheritance work raises — not merely the legal mechanics, but the delicate human circumstances that so often surround them.
The decision to establish a dedicated estate practice was a deliberate one. General practices tend to treat estate files as one category among many, with the result that a client managing an inheritance dispute or arranging a will review may find themselves working with someone whose attention is divided. We wanted to offer something different: a practice where estate matters are not a secondary concern but the entire focus of our work.
Since opening our office on Sathorn Road, we have assisted individuals at a range of stages — those who want to put a straightforward will in order, those managing complex multi-asset estates, and those caught in disputes that have left families uncertain about their position. The specific circumstances vary considerably. What remains constant is our approach: we read everything carefully, we ask the questions that need to be asked, and we keep our clients informed at each step.
Thailand's inheritance laws present specific considerations, particularly for estates with foreign elements or for families that span multiple nationalities. We have built our practice with this in mind, and we are accustomed to the particular questions that arise in these situations.
Our office on Sathorn Road sits in a part of the city that has long been associated with professional services. We welcome clients to meet with us in person, and we are also able to conduct initial consultations by telephone for those who find that more convenient.
Our Values
Thoroughness
We do not proceed with a document or recommendation until we have read the relevant materials with care and thought through the implications.
Clarity
Legal language can obscure more than it reveals. We make a point of explaining our findings in terms that clients actually understand.
Discretion
Estate matters are often private and sometimes delicate. We handle every file with the discretion that those circumstances require.

Confidentiality Protocols
Client files are stored on encrypted systems with access restricted to the practitioners responsible for each matter. Physical documents are held under lock and key.
Written Summaries
Following each consultation, clients receive a written record of our findings and any agreed next steps. Verbal advice is always supported by documentation.
Named Contact at All Times
Each client knows who is responsible for their matter and can reach that person directly. No file is passed between practitioners without prior client notice.
Fee Transparency
All fees are discussed and agreed before any chargeable work begins. Any variation in scope is raised with the client before costs are incurred.
Continuing Legal Development
Our practitioners maintain awareness of changes to Thai succession law and related civil provisions, attending relevant professional development programmes each year.
Inheritance Law in Thailand
Thai succession law is governed principally by the Civil and Commercial Code, which sets out the order of statutory heirs and the conditions under which a valid will may alter those arrangements. The six classes of statutory heir — descendants, parents, siblings, half-siblings, grandparents, and uncles and aunts — each carry rights that are qualified or extinguished by the presence of a closer class. Understanding how those relationships interact with a particular estate requires careful reading of both the Code and the specific family circumstances.
Wills in Thailand must meet formal requirements to be valid: they must be signed by the testator and two witnesses simultaneously, or meet one of the other prescribed forms. A will that fails to meet these requirements may be challenged. Regular review of an existing will is therefore a practical measure, not merely a precaution — particularly following a marriage, separation, the birth of children, or any significant change in assets.
Inheritance disputes most frequently arise from questions about the validity of a will, the conduct of the person appointed as executor, or disagreements among beneficiaries about the distribution of specific assets. Thai courts have jurisdiction over these matters, but many disputes are capable of resolution without formal proceedings if the parties are willing to discuss the matter with appropriate legal guidance present.
For estates with foreign elements — property in another country, a testator with dual nationality, or beneficiaries residing abroad — the applicable rules become more involved. In some situations, the laws of multiple jurisdictions are relevant, and coordination between practitioners in different countries is necessary. Phinit Estate has practical experience with this dimension of estate work and handles it as a routine part of our practice.
